SAFETY COMPLIANCE

Residential rental providers have certain responsibilities for gas, electrical and smoke alarm safety. Appliances need to be regularly checked and maintained.

Gas and electricity safety checks are to be conducted every two years. If an electrical or gas safety check has not been conducted within the last 2 years at the time the renter occupies the premises, the rental provider must arrange these checks immediately.

The rental provider must ensure smoke alarms are correctly installed and in working order. They must be tested according to the manufacturer's instructions at least once every 12 months and have their batteries replaced as required. Smoke Alarms must be repaired or replaced as an urgent repair. Renters must notify the rental provider in writing as soon a
possible after becoming aware that a smoke alarm is not in working order.

Should you wish to engage your own trade to complete these compliance checks, please visit www.consumer.vic.gov.au/housing/renting. Your trades must supply us with a copy of the signed compliance certificates with 7 days of the checks being complete to meet your obligations.
